Turns out 18 months is "normal" here for non over-the-counter permits, per the AIA.Diane, I will be taking up the real estate attorney suggestion to the home owner if they wish to further proceed.

From the ones I have been watching (all public record) it seems the lender average to take possession is about 9-10 months from the first date of delinquency.
