I really only purchase rentals that will cover themselves as well as cash flow which helps when the market changes and would strongly recommend doing the same.

Galvanized welded 2 mesh 16 gauge will keep out possums and raccoons, a 8 gauge will keep out mice and rats but not strong enough for racoons.

It's hard to go wrong with a house hack and if you're in the NY area or at least somewhat commutable to NYC you're going to own a valuable asset in a very strong market!

I have seen strong cash flows from newly built townhomes or existing single-family homes.This strategy may grow the portfolio value more slowly but single-family REITS have far outperformed multi-family REITS recently and large institutions are putting big money into the SFH game.
