I feel I didn't hurt the agents too much as I terminated fairly quickly and they didn't even have time to remove the listing and such. 

Removing the flooring was easy-under a slab so not as much cat smell absorbed into the house as a crawlspace would have.

PROS+ Potential for much higher gross and net revenue + Removes the large swings in vacancy commonly associated with SFRs.

Remove the emotional, human element.

Market value was $2300 , I gave them $100 discount and waived the pet fee, but I made them responsible for snow removal/lawn care.

Then exercise your lease options to remove the tenant as soon as you can for not holding up their responsibilities under the lease. 

Aint no way Im paying to have that removed.

It presents a very unique opportunity to detach it from the city limits to remove undue restrictions that have affected the value and use.

Get the free removal and delivery/installation and have the tennant coordinate that.
