It is stabilized with a bank, insurance company and nine 3br apartments fully leased; I just finished a 6,500sf open span building that I totally gutted and brought to vanilla box with new roof, rooftop HVAC units, new electric service coming to the building, commercial grade LVP over 8” concrete floors, fully ada compliant, all new windows, doors walls , 15’ ceiling… It’s vacant and I am targeting start-up technology companies; a 7-unit apartment building completely renovated and fully leased; 11-unit apartment building that I have not started yet; I rezoned a street from R1 to C3 (not trivial) where I assembled a 8 properties into a 120’x210’ lot where I will eventually build an apartment building; completed Phase I environmental study for entire project. 

I have worked with companies like NASA, The Italian Institute of technology and the Institute For human And Machine Cognition all as a Robotics scientist.My engineering skills and experience taught me to not only use good systems, but to develop your own even better systems.

Do you have thoughts on re-staining to a more modern color instead of painting...does that tend to hold up better in the long run and have a good ROI as well?

I visited State Farm and the local agent told me that SF didn't handle LLCs and hooked me up with American Modern. 

Appliance technology has come a long way, where do you see it heading in the future with all these smart homes?

The Nexia subscription is only $9.99 month and it can run a variety of home automation systems...anything using Z-Wave technology.  

Their UI isn't very modern. 

We have been able to modernize some of the units and manage it more professionally.
