I am currently a health insurance agent looking to make the transition to real estate investing before the Obamacare ship sinks altogether.  

With more than 20 years experience as a landman (negotiate and manage oil & gas leases and other contracts/agreements related to oil & gas exploration and production) I have suddenly found myself with mental bandwidth capacity to spare thanks to the collapse in oil prices. 

Although there are definitely pockets of poverty, mental health problems, and the non-violent crimes associated with drug addiction.  

While doing my due diligence on a property, I had a public health official tell me that probably at least 50% of the houses in that area would test positive for Meth.

Positive mental attitude is everything.While I have a good credit score, I don't let banks get their hooks in me.  

I am a former environmental, safety and health professional of 27 years in the process of a career change.  

The only personal issue I have with that is, I wanted to adhere to a "pay in cash and don't use credit to fix possible repairs" type of mentality.

On these I pay attention to the area.Multi-family units bring with them an apartment mentality from tenants and can be more labor intensive.

My biggest block (be it mental or actual) is in funding the deals.

I do not have any extra money do to health problems and the lose of a 36 year job.
