Example of a new home deal in Richmond, TX that I recently analyzed.Cost: $209kRent: $1800Expenses: Approx $9155 (insurance, taxes, 5% for vacancies and repairs, HOA Fee)Management fee: $2160 @ 10% (if I go that route)The above at 4.5% interest rate, 25 yrs amortization, gives a 4.9% cap rate.

@Tori Friel Well I can attest to how hard this may be, I bought a property with cash, Have been on my job for 4 yrs and bring in about the same amount per month with avg credit, and still having a hard time finding rehab funding for my project, so please do your research before you purchase anything.
