The buyers agent actually pushed back when we asked for an official loan denial letter, which rose red flags making it look like they had to ask the lender to be denied.

I recommend getting your plans in order and sending the tenants a letter about 60 days prior to end of lease. 

Once it expires, or if they are on a month-to-month lease, then you can give them 30 days notice (or whatever your State requires) and sign a new lease with new terms and rates.On the day of closing, I recommend you introduce yourself to the Tenants with a short, professional letter.
