Underwriting is the only real pain.

I hear Tonga is beautiful, but painfully underdeveloped.

I am doing this know for a client and we are on week 5 (mostly because DCHA is painful and because it was over the holidays). 

If they have not been updated to double pain windows, that could help substantially.

If it's that much of a pain point. 

My bigger concern would be the aluminum wiring you mentioned, if it is in the branch circuits:  that is a pain for us to insure in our rentals (I have just one with half aluminum).   

-Buy and Hold long term with periodic refi distributed back to investors-Systematic refi or infuse syndicator equity to buy out investors-Sell in specific time period...with or without the option of 1031 tax deferred exchange into a new asset.

The mortgage is much better terms but A LOT more pain and paperwork and you would have to tranfer into your LLC after you close the loan. 

I feel your pain.

Figure out what you can do for a commercial real estate investor that is a pain point of theirs.Most people will grab coffee or jump on the phone with you for nothing too.
