I had suspected after my limited online research that the tenant might be responsible for a least a portion due to the clog and lack of informing me the toilet was not functioning properly.

They are a good resource for information and may be able to help.

I also had an experience with a tenant using an offhand comment on these forums to imply I was trying to do something illegitimate when I was just wondering and asking for information...

New to REI & BiggerPockets so excuse my “Newbieness”I would just like some information about both and a different perspective on both.

There were some challenges as to how such a site would vet the data incoming and how the site owners would risk liability if inaccurate information kept them from finding housing in their area.It's a great idea on paper, but I think unrealistic to implement.You can meet that need by doing your due diligence and screening heavily.
