Obviously it is preferred to have it in a LLC but a typical residential conventional loan will not allow an LLC to be on loan documents and sign at closing, correct?

They also bill monthly and you can add and subtract individual properties from your policy without rewriting the whole thing (good in our case of having a portfolio of properties).We are only a couple of months in, so thankfully we have not had to file a claim.

I much prefer a lower cap rate in California knowing there is a high likelihood of long term rent growth and capital appreciation vs. concerning myself with a higher initial cap rate in the midwest but on an asset where rent grow is small and an asset that is deteriorating.
