We do it with this language, which we added after getting pulled into a "break-up" situation:In the event that Tenants decide they no longer want to live together, ___________ will be considered the primary Tenant to make decisions about modifying or terminating tenancy.

If the answer is no you need to walk away or reduce the price.You want to have if the rents increase and all this other positive stuff happening after you buy it as icing on the cake and NOT to make the purchase worthwhile and viable only if these events occur.

I'll take this as a question rather than a solicitation to sell the contracts as we'd be in the wrong forum, that needs to go to the marketplace, just fyiThere have been some recent issues with contract for deeds, they have a pre arranged quit claim deed to be used in the event of default and have been determined as circumventing state foreclosure laws.If these are unrecorded contracts you are any buyer can have a bear of a time trying to foreclose.
