I have been licensed since 1975 I have wholesaled I cant tell you how many properties well over 1000 that's for sure.But you have to define wholesalingMy definition is I buy them close on them then usually do something to improve them sometimes not and then I resell them.If your definition of wholesaling is to simply make larger fee's than a normal brokerage commission ..

Therefore, I would not try to get a license whether it’s a real estate agent or a contractor or an appraiser, etc. i’d be investing a few hundred thousand dollars in either a joint venture or syndication.

County (delays and red tape - though you can of course not have to deal with this for most improvements)-Prices are very high-Tenant-friendly state - it takes much longer to evictPros:-Tenants tend to stay longer-Property taxes are low VS purchase price-You can quickly fill a rental as demand is there - no matter what the asset class is-Utility companies are super helpful.
