Proper education takes time as does the real world implementation of that education.

That's the plan, at least.I've filed to create an LLC in Washington state and my first deal is scheduled to close on June 18th.I still need to select and implement an accounting system (Excel, Quicken, QuickBooks...) and set up a separate bank account for the LLC.

I was thinking of implementing a $25 monthly pet fee and/ or a security deposit?  

I’m looking to implement a buy and hold strategy, taking my initial cash position and hopefully locking up multiple income producing properties using as little cash as possible (Maximum Leverage).After being honest with myself around time constraints I’m looking at companies that renovate, place tenants, then sell.... initially.

Might take a stab for something to rent out on an annual basis.Aren't rental laws pretty stringent down there?

I think doing it as you said as forming another LLC and doing deals that way we can implement an partner/operating agreement to establish each company's role.  

Green tech as a buzz word and implementation is very known and wide spread, so the consumer understands the concept and frankly seems to pursue those types of products.

Would be interesting also to understand how implementation of Basel III rules may be impacting banks' desire to improve the quality of their asset books.

Due to recent stringent accounting changes all companies have to disclose much more then they use to.

Unless anyone can point me in the direction of the restrictions that would be implemented here, I can’t find anything that would lead me to believe that we cannot raise the rents “uncontrolled”.
