Gurus either don't know about it or ignore it because it hurts their sales pitches of buy this protection from me. 

I'd make sure the rental was adequate to the tenant on move in, then ignore about 95% of these spurious and persnickety tenant requests you list here.

Whereas in reality, he may be not so wise to ignore the advice that he would be given by a Realtor, who might suggest listing it after spending SOME money on cosmetics.

Ignore everything that isn't related to that. 

Essentially, they are the "Walmart" of real estate investing that are out to line their pockets by taking advantage of ignorant homeowners and put hard-working small and medium-size businesses who aren't as fortunate to have hundreds of millions to work with out of business.Therefore, if you feel so inclined to help the little guys, please leave a review on their Yelp page.

Personally,  I blame the government officials, the ones who could make the change, who ignore the problem which breeds more and more problems, such as fires!
