I shadowed a handful that were cool with it or invested as a JV partner on a project I was interested in.  

Got ahold of the seller, and he is a really cool guy.

It has also been really cool to see the impact that others in the group have had on their own network and the influence that everyone is creating.

They are annoying, seem very high maintenance type and I have lost my cool few times.

Cool, let's toss an investor scenario and a self employed scenario at them, see how they handle it.

I'm actually amazed at how many of them are now great tenants, and it's cool that they didn't need to be kicked out of their homes (I don't mean to make it sound like it's a charity - I definitely get good terms on these deals).

., a decent yard, and an actual bathroom listed for $1,800.I don't know you generated your price but unless you're renting to a bachelor that thinks it's cool to crap and cook Ramen at the same time, I think you've priced yourself out of the market.Do more research, price it a little below the competition, and get that sucker filled so you can catch your breath.

I would really like to see how prices, travel, RE inventory etc etc change once COVID cools off.
