When you start though, the first thing you have to do is generate income. 

I know time is of the essence but I am ready to build generational wealth.

To fully disclose I dont buy in some of the lower end neighborhoods that could potentially generate better cash flow.

They do have some very talented employees who remain committed to their jobs and running into these people can be either a nightmare or a very pleasant dream, depending on what's going on with the client.But I was a little amazed recently when I had a client who was a flipper where the income would have clearly been self employment income.  

Quickly into active income: is self-employment income based on gross?

I recommend focusing on finding really good deals and putting your money into them, along with any cash flow they generate.

The project will not be sold after the build, so that is another issue, after the build, all he will have is 35-40% equity, no stable income to support the loan except for the rent generated from the other doors, I am not sure if the equity will hold some weight when applying for conventional mortgage.
