With enough variety—the theory goes—when one asset gains another loses, offsetting some of the overall variability.

Luckily I've occupied the property 4/5 years I've owned it, so I don't have to worry about capital gains.

We will take the hit on the capital gains tax because it will still propel our investment career.

There are some good wholesalers in PA and a healthy wholesaling buy pool, but it's very hard to get traction and the ones doing well in Philly are backed and national and the smaller ones are well backed as well.

Granted, even if the cash flow is -$200/month, I would be living rent-free as an owner-occupant and I would be gaining equity as the mortgage was paid off, so maybe it's possible to have a good investment that doesn't cash flow?

My gain is obviously $300,000.
