It also keeps THEM on their toes, because it's harder to find an apartment than to find a tenant right now.Don't be afraid to pick you own tenants, and don't be afraid of month to month agreements.Just some food for thought.

@Jordan Wharton I wish I known how to apply the 80/20 rule to my real estate business. 80% of my headaches and hassle come from arguing w/ tenants over repairs and security deposits, finding a cheaper plumber or HVAC company, and other minor issues.Almost all of the stress in RE comes from this 80% but very little of the reward
