I agree with each of you and after speaking with her, I think she was a bit too hard in her description.I explained that smoking, dog crap on the floor, broken item, etc. are grounds for bad review. 

Hard part will now be to start tearing up the concrete floor for plumbing! 

Charge more for allowing a pet with the current carpeting and replacing it with solid flooring after the first tenants leave.)

When you crunch the numbers, you may find it's only value is to clean up the lot and sell it to a developer.
