My clients and I are actively buying but I have been seeing a lot of wholesaler who are advertising numbers that are no where near the reality to get their desired net AT THE EXPENSE of building actual meaningful relationships with buyers that will buy consistently on a monthly basis.

If you have a highly desirable location you should be able to sell the property as is and use the money to buy a cash flowing asset.These types are projects are risky unless you have serious expertise and even then things usually take longer than you think and cost more than you think.

LLC’s, generally speaking, are best for buy and hold, not flipping.As to setting them up, if you are a single member LLC or sole owner of a Corp, you do not need anything extravagant regarding operating agreements, etc so you can certainly save some money setting up the entity yourself or you can hire a firm that specializes in setting them up.
