I know ask to see a copy of their voucher and I call their caseworker to confirm that they are approved first for a rental rate at or in excess of what I'm charging before I sign any transfer papers.

In rentals, you have a bunch of expenses that don't exist in a home: management (even if you do it yourself), vacancy, legal expenses, utilities (even if only during vacancies), office supplies, entity maintenance, evictions, damage done by tenants in excess of the security deposit, capital expenses (not technically an operating expense, etc, etc, etc.You considered your mortgage payment based on 75% of the purchase price.
