Anyone have any thoughts on Alabama as a potential market? 

I am new to real estate investing and was looking into taking a heloc on my primary to purchase land and do a construction loan.

My question is what are the types of homes that attract long term tenants in this market?

Did you have people like a real estate agent, contractors, bookkeepers, a CPA, and all of those other roles already on your "team" or did you just purchase the first property and find people for those roles as you went?

Good morning, are there any Real Estate attorneys who operate in Northern Michigan on BiggerPockets, that you guys have used or are aware of?

While this would improve the cashflow and cap rate for resale, I'm wondering if it would shrink my market of buyers, since they could no longer use conventional financing as it would no longer conform to a 2-4 unit building.

Proposal 2:  Sell at market value and prepay 4 years of rent from the proceeds, standard lease terms.
