But, if you vet the deal, get adequate security interest, ensure that your LTV is low and get a good attorney to handle the paperwork, you should be pretty safe.I've done lots of deals with other BP members, and sticking with the guidelines I pointed out above, I've never had a major issue.

You can serve a Notice to Vacate the day after rent is due (typically the 2nd) which gives the tenant 7-days to pay all arrears or 15-days to move.If they do not pay within the 7-days we prepare all the paperwork for the Rentalsman and Sheriff and file it on day 15 if they have not vacated.
