In some ways - it's almost more of a pain because I have to rely so heavily on other people who I don't necessarily know very well (which certainly adds to the challenge).There are ways to minimize your risk when you're doing business across the country, but if you're brand new, I think I'm with Ned Carey (at least as you're starting out) - it's probably wise to try your first few deals in an area you understand well.

commercial relies heavily on cap rate, which is to say, the "cap rate" is what you'll hear most commercial investors talk about, alot.good luck and post on that site above.

Hi Austin as Mark alluded too, cap rate valuations typically are not used or weighted heavily for non-commercial properties (5-units or less).

As a Fraternity member who has experience in college living in rental makeshift Fraternity homes that unfortunate landlords were stupid enough to rent to me and my drunken brothers, I would advise heavily that everyone here stays entirely out of that market.
