I always recommend trying to work for a real estate investor or de-risking your investment by starting with a LIGHT value add SFR. 

My only debt is my 4 bed 3 bath home in Dover Delaware where I live that I'm currently renovating and will cashflow ~$300 when finished. 

So I started to look at Philadelphia, parts of New Jersey upstate New York and Delaware If you or anyone else have any other suggestions of different locations let me know and I will definitely look into those locations 

I did some research, and the Delaware minimum for trash/sewer/water is $45 month. 

Like yesterday's Tour de France stage being terminated early because of a mud slide from a freak storm.

Also if anyone is from or knows anyone from or near the Delaware area who has experience in single/multi family rentals, point me in their direction please.

I am a 26 year old that bought a house in Delaware 3 years ago with the intentions of doing some small updates and then moving on and renting the place out.

As you can see in the pics I have attached that everyone in the cul-de-sac has a somewhat similar back yard.What I planned on doing is clearing the small shrubbery you can see in the first part of the back yard and making it more welcoming and nice.
