My particular strategy is to BRRR multi-families and I was hoping to hear any thoughts from local investors and agents and start developing a relationship with the boots on the ground.

If the lot is worth something just sell it. to someone who wants to build there primary residence there, or find a developer to do new contruction and "flip" it. 

Buy and Hold real estate investing is a lot like the game Monopoly... you start out with the little green houses and eventually move up to the big red hotels.Same goes in real life.
