I don't know about other builders, but I would charge an investor who doesn't have a design and doesn't know how to run a jobsite the exact same as I would a homeowner.

Be very cautious.Hard money financing gets you going fast, and are lenders who will design your loan amount for the purpose of your investment strategy.

Perhaps a builder who has an interior designer on staff or has a showroom so you can see what their finishes and construction quality are like.
