The only situation when a realtor as we know them now makes sense is a house flipper than essentially wants to sub out the selling portion of the deals, or a person who literally doesn't want to do it themselves - such as people who pay for groceries to be delivered.

His ‘boots on the ground’ team helped him successfully establish an LLC and start a multi-unit portfolio all from long-distance so his referrals were a great jumpstart for someone in my position.I don’t have access to bank financing so to increase my reserves I have JV’ed in a flip by providing capital to the ‘boots on the ground’ team who are managing and rehabbing it, however recently the manager has been seriously underperforming and I am unsure of the security of the project being fully delivered and getting my cash back.
