The two small communities I have bought that way, I paid zero for the homes and only a very discounted amount for home rent because my intention was to remove all of the homes, replace them with new ones and sell and finance the new homes to create 100% owner occupied.I do not like rentals.

Don't discount loopnet either...should be some OMs on there as well and you can even contact those brokers and owners for additional information.This takes a little while but soon you will be able to talk the talk and that will get you way ahead of the other tire kickers that waste these brokers' time day in and day out.
