LLC to separate a bit further and also provide the convenience of running all financials through one entity as a manager which is okay. 

Some have suggested it will be more valuable as a duplex but I disagree (and the appraisals bear that out) so I am leaning toward trying to get the assessor to change the use code to make the property conforming.

I lean towards this possibly cooling down the market a bit.
