I would like to continue purchasing properties as primaries with a 30 year conventional with 5% down but I know that many brokers have restrictions with properties 5-10.  

My goal is to buy an undervalued piece of property, fix it up, live in it and use the equity I put into it to continue investing in R/E.

I never saw a 50 on MLS.I don't really have a commercial lender I could recommend, but I can ask my broker if you are having trouble finding someone.Cap rate on apartments will vary from 7 to 17 depending on the area. 

Hopefully as I continue to grow and gain experience, I'll have something to contribute and give back to this great community.My wife and I are just starting out personally in investing with a BRRRR strategy.

The world of real estate is as varied as the investors that dwell in it. 

So I make over 150k in W2 income and should continue that for the foreseeable future.

Should I continue to try and close?

Especially if it will be worth more in a year (as long as the law suit is really only going to take a year...as I’m sure you are well aware law suits can get drug out with continuances).

I do plan on continuing this project in the near future.
