The start sate should be within 90 days and you show don't have any major contingencies.

I’m working with a family member to build a 2/2/2 ranch with unfinished basement around 1200sqft and it is $350k with a 30% price variance contingency because the builder can only get certain quotes good for 24 hours - let alone 6 months out when he needs em. 

Buying at auctions, without being able to go inside the property, without being able to have it professionally inspected, without having contract contingencies, without title insurance, without being able to obtain Immediate occupancy, and with another party occupying the subject property, adds a whole lot of additional risk to the property purchase.  

All offers should have contingencies for findings that have a significant effect on your offer price. 

When you couple that with the fact that there are plenty of attorneys who specialize in these cases (security deposit disputes are one of the most litigated areas of landlord tenant law) and would take this case on an contingency basis if they think they can win, because they can charge hefty fees that you as the landlord will end up paying if you lose in court.

To make it easier I try to have all the funds (down payment, rehab and contingency) up front and in the checking account so that we aren't constantly making owner contributions. 

FHA will require consistent 2 years on the job. ( But like you said, you left the previous job for a higher salary with the current one, so LOE would take care of that gap ).3) For me these programs are not the greatest option, because they have contingencies such as stay in the home for 5 years, without being able to refinance, because you will have some kind of early prepayment penalty.

I would rather them do it all, but they WILL NOT forgo the termite contingency even tho it'd only be $500??

Many homes get multiple offers, some with waived contingencies.

I put one on 2 weeks ago and was still able to get 30 showings, 5 offers ans sell it without contingencies.
