Quick end of season update for the Oregon Coast..The challenge is not so much quality investors or even interest rates (as we've seen a considerable drop in lending rates since the peak in September) but a lack of quality investment grade inventory.

Really helpful to see their PMA prior to moving forward.I get that most people are not rushing to leave positive reviews so I do take that into consideration when I read negative reviews online. 

We take special requests into consideration, allow tenants to do some improvements to "make it their own home", and if we see the need to do an upgrade (new appliance, new tub surround, etc.) we discuss this with the tenant and plan for a time that is most convenient for them.

Let's say you're losing $200/mo to keep the house, even if house values rise, in 2 years you will have lost $4,800, in 3 years $7,200.

You are exactly right, they can't take condition into consideration, their info is outdated, they can't pull sold prices in non-disclosure states and they go off of asking prices, not just sold, so when someone reduces their asking price the neighbors house automatically sinks in value. 

And those that would allow it will likely ask for more in consideration compressing your yield. 

ALWAYS TRY TO DEAL FROM A POSITION OF STRENGTH.Also, the size of the transaction should be a secondary consideration as to an individuals compensation for finding and putting a deal together; the primary Consideration should be the profitability of the deal.   

A lot of others do not take into consideration all of the expenses outside of the down payment.

We've been in a seller's market for a few years now and 2020 has been a time of very low inventory and rising prices.
