I think it is worthwhile to lay out the framework so investors can think about syndications with confidence and get the most from their tax advisors expertise.

Same question with non-collections.Anyone who tells you they know what's about to happen is a little too confident.

As indicated, I have significant confidence that the Senator intended ADUs less than 750" to have no impact fees including no school district related impact fees.HCD does not seem to have any power to enforce there not being any impact fees.Has anyone contracted Senator Weinkowski's office about these impact fees? 

I know not everyone would suggest a realtor however, it allowed me to learn the process first hand, minimize mistakes as a beginner, and allow me to be more confident as I begin searching for my next off market deal through the local REIA group. 

The experience and confidence you will gain by actually taking action is worth far more than any sum of money you will get from an individual deal.

Once you understand how it all works, you will be able to move forward with more confidence and protect yourself.
