Those southside neighborhoods you are looking at are definitely developing but its block by block.

@Daniel Masarick It is really hard to give specific advice when I don't have any concrete numbers as far as mortgage payments, cashflow, etc.

We bought that duplex for 370k, put 20k into it, so we’re 390k in, but it has strong cash flow and we’re getting paid to live 2 blocks from the ocean.

For context there's townhomes starting at 650k being built like 6 houses down and condos starting at 850k being built two blocks away. 

This challenge with doing this up front is that there are so many potential moving parts that make it difficult to give a concrete answer until you have every single piece of the puzzle.

However there was a comp 3 blocks further from the university that were in the 175-195k range. 

So, the scope of work included removing about 3 tons of dirt and pouring concrete to provide a stable base for the jacks.
