Thanks for the comment though.What I'm getting at is that comparing two scenarios....#1 I'm at a $200k property value with a $160k balance#2 I'm at a $200k property value with a $60k balance on 1st note and $80k balance on HELOC.

It doesn't have to be perfect if you have some good references on the property manager you're using, and that property manager can tell you what certain repairs would cost you prior to you doing business with them.

Condos are fine but make sure you understand all the HOA rules and fees prior to committing to a purchase.I know BP members have mix feelings toward condos, some just avoid them and there are some that’s all they buy.Also be aware you might have less Finance Options if majority of owners in Condo are investors..

If all units are residential 2-bedrooms rents could be around 1300/month.ARV as a 4-family around 450k-500k, but there are not a lot of comparable from the past two years sold.I wouldn't be able to finalize how many units/uses I would put in until I know how I would refinance.
