I know its a different environment now, but I know there's something here for those of us who are willing to put in the time and be realistic with goals.

My goal is passive income.  

I focus on easy management, so keep my units in a small radius so that my maintenance guys, and various service provider companies such as HVAC, plowing, and plumbers are common to all buildings. 

Our goal is to increase our net worth, to help supplement retirement income down the road and to currently provide a stream of cash flow to enjoy some of the finer things in life.We both work full time in professional careers and have so far found a way to manage careers and the real estate business while keeping up with two kids (15 yrs & 20 Yrs old).  

anyone have any open entry level positions  my main goal is to learn learn learn as much as i can im willing to do  just about anything pertaining to REI 

I am working towards becoming a license real estate agent in Michigan, I should be license by the middle of December, but the end goal is investing.  

@Tyler HuntingtonI will assume your pro-forma on the expenses is accurate, and there are no common areas where you might need to pay for electric to a light or two; tenants pay for water, sewer, trash, etc.My suggestion is to look hard at your acquisition costs.  

That's the goal anyway.

There's more I need to learn no doubt but my goal is to convert more of my leads that I can't wholesale into deals instead of just referring them to a agent.From what I understand there's TWO documents the seller would have to agree to the Lease and the Option.

My goal would be to invest time after work during the week while spending most of my weekends working in real estate.
