That would be incentive for them to pay on time rather than penalizing them for being late, and you don't have to collect the penalty if they are late.

We are not clear about how to explain to our potential members how the qualification process works in relation to the qualifying process.We've been told that TIN will represent the members "collectively" instead of each member having to submit personal information everytime a property is purchased.Please give us insight on the process as it relate to an LLC Investment Group.Thanks,Ed

I would use about ten percent to start, meaning that I would reduce the total amount of rent you expect to collect in a year to 90% of the total possible gross rent.

Generally, Article 12-A of the Real Property Law provides that anyone who, on behalf of another and for a fee, 1) negotiates a sale, exchange or rental of real property, 2) collects rent, or 3) negotiates a commercial loan secured by a mortgage must be licensed as a real estate broker.
