Our plan would be to have the seller evict them, take out a short term loan to remodel the first side quickly and live in the 2nd side for a year all the while slowly remodeling the 2nd side as well.

There are only three instances where it makes sense to buy solar panels for your house.1 - You are living off grid. 2 - You live in a state that has sky high electric costs AND great tax insensitive.3 - You have lots of money, don't care if you are paying more, and want to feel like you are saving the planet (even though you really are not).

I am a 16 year old planning to form an LLC under my parents name in order to qualify for business credit to cover the down payment on my first investment property I will also pair the business credit I am able to qualify for with cash and refinance to pay off the down payment when the interest starts to kick in but I am wondering if when applying for a FHA loan on an investment property if they require income to qualify or if they will accept it because I will be renting and covering the mortgage with the rent and how that all works when qualifying and if this is even possible.

.- Set your standard and don't give up, in general, in the markets that I am active, you have some interest, but people that qualify is minimum, in most cases, I would say that what Jon said about 70%-80% is accurate in my markets too.One important thing that I found is that meeting them before you do the final decision is very important, I had the opportunity to have a competing tenants one and when meeting them it makes life much easier seeing if they will care or not for your house.

The seller needs moving money, there are oftentimes an arrears that has to be paid on the loan, there are oftentimes HOA fees that are due, there are title costs, there are escrow costs, usually there is deferred maintenance, you have to make mortgage payments out of pocket until you get a renter in there, you have to pay utilities and taxes, and you need reserves in case it all doesn't go as planned.3.

The plan is that I would refinance after the property rehab to pay off the HELOC and the rehab costs, then probably just keep it as a DSCR loan or refi into a 20% down conventional.
