Unless you have a unique way of generating a higher return and can attract investor capital or are investing your own self-directed IRA and buying in cash (most current buyers/hence long horizon), it's going to be tough for you.

Or maybe it takes longer than 2 months to find a flip, I don't know.Now I do get a lot of hits from my ad on google, but none fits us, most are wholesalers just looking for buyers, or people who are upside down or something that fits a buy and hold, but nothing that fits a purchase, rehab and sell.

We have been advised as to reaching out to the county offices which weve been told they are pretty good at giving some baseline answers to basic questions and then investing as you mentioned about 2k into it with civil to see if what we want to do on that land is obtainable.
