You may get some basics, but you have to spend the time, energy and maybe some money to get the full story.I will even give you the basics: find sellers that may be motivated to sell, market to them, get them to call you, see the property and make them an offer.

Without demand, it's not worth putting forth any more energy on the project. 

I do not like the constant mental energy of having a small portfolio. 

In the lease you want to make sure their are conditions (rules) to avoid arguments over backed up plumbing, burn out light bulbs, lawn maintenance, proper parking (not on the lawn) and use of common areas like a backyard if it is not partitioned off (ours was) .

Although my job has given me very good income, especially for my age, the goal is to burn the bridges and become a full time real estate investor.

Keep that fire burning!

- How often are they named in lawsuits (check court records)- What do they bake into their builds that the average consumer won't ask or care about, simply because they are build-nerds (in terms of energy efficiency, structural integrity, etc).

Back away from the fire before you get burned.

Get going and focus on the fundamentals before you invest time, energy, or especially money into something like graphic design for a logo.

Also, due to your age you have likely got time and energy so you should look to partner with someone who has got experience and capital but little time so that you can learn and focus on improving your skills.Ronan
