Since title work needs to reflect you own it, the appraiser needs to see that as well, insurance, etc....so expect about a 45 day closing using this type of method...and that's 45 days AFTER you purchase. 

That's a lot to leave on a BRRRR, but otherwise seems good if your market assumptions are correct.

My question is, what methods would you recommend someone to get into the real estate world with little capital?

My plan was to BRRRR, but each wholesaler’s ARV (based on current market) is just too high and the numbers aren’t making sense to me. 

Because let's say I buy a house using the BRRRR strategy and used a hard money lender.

One method for ensuring there is active participation, is keeping monthly/weekly meeting minutes with partners on record.

Find the method that works best for you and use it daily to get new business.

This method will take the most effort on your part but will likely save you the most $$.

Every market is different, but I prefer this method in my market.
