The tenant brought the deposit, pet fee, and 3 months rent up front.

Overall I understand they’d like want everything in tip top shape but these are concerns they should have brought up during the tour or before they signed the lease right?

I have brought up more than once simply being the agent and property manager for him, but he wants to do it together.

A real estate agent that I have done prior investing with brought me the contact since he did not want to do this deal.

I am by far the youngest, the other 3 partners are either retired or nearing retirement age which is why I brought up a buyout with one of them.Perhaps the next investment would be to monetize one of the other lots...new multifamily build, storage, etc.I will continue to work with local realtors and hopefully build a network of investors with the same goals locally.triplex
