I know most of this is about the 3,4,5 year olds, but older kids influence parents as the parent will be hearing about it.....the kids have to live there too. :)

You will have local trends, new starts, employment, gentrification, social influences, public amenities as well as commercial activities.

You can expect a mad frenzy of posts as we get closer to the winning post by those trying to win what ever Josh decides will be  the grad prize.Just be forewarned that making frivolous posts like this one will increase your post count and if not voted on, will decrease your influence on BP, but hey, since when has that been an issue really?

I do think some of this is new territory even though we like to attempt to relate it back to the recent past, the influences are not the same, although there is some overlap.  

I can go through about 90% of these basic aspects of RE and identify, directly, the influence, applicability and cause for every deal I've done, I see the same thing for the deals done by others mentioned here, every single transaction is based in the understanding of RE, not what most study here.

You have to remember that financial markets are influenced my news and human behavior more than anything. 

You can use those numbers as a guide but you can often attain higher rents with better marketing....video on youtube.com goes a long way towards boosting rents.
