We have always had interest in investing but never got around to doing it as we had a traumatic event happen between us and then had a baby so we've just put it on the back burner.

But don't refinance so much that your cash flow is completely wiped out, just enough to give you some non-taxable cash while you hold a good equity position and continue to cash flow.

hi, I'm new for the rental property business, starting with turnkey with REI as a baby step based on some information here, however, the property is under contract (with > 100K flip cost) in OK, and then there is live termite issue there with the pest inspection.

If you stayed at a motel and had to bring your own azz wipe, would you be very happy with that motel? 

With house hacking it might be hard since I have a wife and baby boy, but that could open the possibility for a possible live and flip using a FHA loan.

For now I'm taking baby steps and enjoying the journey!
