Total value of the duplex after running the numbers was $75k owner wants $89k.I also told him I would back up my $75k with cash after I do a physical inspection, if this place is as nice inside as he said it was.If he gets the owner to go at $75k I will have the first shot at this one.The SFH, Ughh, has mold on the first 4' of the entire finished basement, needs a complete tear off roof, and a lot of siding repair.

Their financial position has since changed and they are starting to rob Peter to pay Paul on payments.. aka every month getting further behind.The house Appraised at 172,000 they owe 145,000 only a 7 year old house and when you run the numbers if they ask 172,000 probably settle with 165,000 (96% of asking price) and then figure a realtors commission and closing fees and last year's property taxes (10%) $16,500 that brings it down to 148,500 roughly .At the end of the day they would walk away with $3,500 if they were able to find someone soon enough.My proposal to them is to be done with it right away so they can get out from having a payment they no longer can afford doing a sub to financing offer and give them 147,000 ( they get 2g in cash for moving or whatever they choose) I will turn around and finish the basement off .

Many of the "new" developments in these areas stalled out in 2007's crash and are now starting to pick back up with new development money to finish the projects.

I purchased this property about 30% below market value as the seller was ‘highly motivated’ and will put another estimated 10k into the property by redoing the floors throughout the entire house, painting all the walls, updating the bathrooms, changing out the entry doors, light fixtures, and finishing the laundry room.

Most new installations these days have laterals already put in and terminated at the edge or outside of the right of way for a plumber to take over later and finish once the house is constructed.
