@Sergey Pshenichkin There are several programs in MoCo that offer grant assistance for down payment, as well as several in DC.

We're on track to spend about $13,000 fixing it up (most of the work has been done ourselves). 

I've been a real estate assistant for the past 5 months and just got my real estate license 3 weeks ago. became an officer in the Marine Corps.

Owns units like you are describing in Cincinnati and is assisting clients in these types of properties. 

Once you get those 10 properties... you certainly don't want to be spending a bunch of time keeping track of expenses and paying bills.Just a recommendation.  

@Cisco HoodI think the first step on whether or not to wait the year to avoid the taxes is to calculate what the taxes would be if you sold now.How much did you spend on renovations?

If that fails, I'd likely have to hire an attorney to assist with eviction as I've been fortunate enough to avoid having to evict anyone to this point.Has anyone dealt with squatters in NY, outside of the city?

What do you spend one dollar a day on?

I just don’t know if it’s worth the novelty aspect to spend 65k and it does need work.
