With the survey in hand you can then create a proposed site plan which would generally include the following : Building size and location on the property, Septic area along with septic repair area ( unless you are able to tie into a sewage treatment plant), Parking, Building setbacks, Storm water retention area if applicable in your area, Lot coverage %, Fire Hydrant located within a acceptable distance for fire trucks to have access to, sometimes a landscaping plan and a lighting plan may be required.

The message stated that they had 10 days to respond or we would proceed as if they had approved us to do so.We thought this was fair to cover all the extra time & effort it took to:1) Figure out the forms & program2) Chase tenants to get them to fill out their part of the application and get their required docs3) Chase the caseworkers, who were overwhelmed and conveniently kept "losing" submissions emailed or uploaded to them4) Deal with a myrid of other challenges to actually get the funds for our clientSo far, we've collected over $100k for our clients and most are okay with our charges.A few though, are complaining and making threats that we are charging too much.

I'm not sure why either of you would setup an escrow for that.On a refi, yes you will have to pay for the applicable closing costs.

@Adri Jusczak My thought was to have the lease drafted in the 1st applicants name only with the 2nd applicant as an occupant in the property so even if they split the lease is with 1st applicant and he will have to pay rent no matter what.What are your thoughts on that?
