Hey everyone, Sorry for the double post but I am hoping to connect with wholesalers of small apartments in Kansas City.

The quadplex is in great shape and currently every apartment has good tenants.

The main difference that is there between the two though would be tenant laws and rental inspections as they are in two different counties.

I’ve also been thinking of renting so that it can pay for itself and an apartment and save up the funds for a new investment.

If you are going to do an FHA loan on the 4 unit apartment building then you can put 3-5% down.

The tenant was there during the inspection and was trying to keep us out of rooms.   

Should I have thrown a Contingent Offer at them as soon as I saw the numbers which could've bought me some time to inspect the property and gather the finances?

Make inspection for your knowledge only if a SFR, this one works great in residential.

But it's my biggest headache, turned each apartment over .. both are currently occupied.. 2016 just worked collected rent, paid off some debt, while still trying to save... 2017 hey I'm never going to get rich in real estate if I dont make moves right..
