The rehab consisted of rebuilding the deck, pouring new front concrete steps, painting the exterior of the house, revamping all the landscaping, knocking down a wall in the living room to help create more of an open concept, sanding and coating hard wood floors, new carpet in bedrooms, changing out several light fixtures, swapping out the vanity in the bathroom, updating the kitchen with new appliances and creating an open concept by knocking down a wall, painting the entire interior, adding recessed lighting through the living room, updating all plumbing, and installing new gutters.

Have said handyman toss a quick patch in the ceiling while he is there, a piece of strapping, small piece of board and a quick 1 coat of mud with tape for now.

They had nothing materially but there little shacks were very clean and they were proud of them.The fact that many choose to live in conditions worse than animals in SFHs, mobile home parks, or apartments is a personal moral issue that, as a landlord, you try to solve will only lead to frustration and a loss of a lot of money.

Around $7500 was for damages done to a small kitchen put in a few years ago (water damages to lower cabinets and uppers coated with a film from smoking mixed with grease from cooking).
